Applying for a Tenancy

To apply for a Tenancy with J.P. Property Management Limited, you must be:

*In full time permanent employment
*Be over 18 years of age
*Have a clean credit history
*Provide Guarantor if required


You will need to complete an application form. Please make sure you complete this clearly and thoroughly. We will send this form to an outside referencing agency who will carry out a credit check and take up references. 


With your application form you will need to provide us with:
*Photo ID  (i.e - drivers licence, or current passport) * Valid Residents Visa
*Proof of current address over the last three months i.e - a utility bill.

* Copies of last 3 months wage slips

 



Your Tenancy Application will not proceed until we have all the relevant information.

You will be required to pay an Application/Referencing fee (this must be cash) as follows:

1st Applicant = £200  Further Applicant = £100

Student = £250 (inclusive of Guarantor Fee)  

Guarantor = £120

Company = £320

Fees are non refundable should your application fail or you withdraw from the property prior to move in.

*Fees are inclusive of VAT


 

You may only move into a property once we have received the first month's rent and a deposit (the deposit will be equivalent to the rent plus £200) in cleared funds. Additional Deposit Applies to Company Lets. This must be either by debit card (£2 charge), credit card (2.5% charge) or Bank Transfer - (you must allow 5-7 working days for the funds to clear). PLEASE NOTE WE DO NOT ACCEPT CASH FOR RENT AND DEPOSIT PAYMENTS.

J.P. Property Management Limited let properties in two different ways - Managed & UnManaged. Managed means that J.P. Property Management Limited is your contact throughout your tenancy, Unmanaged means that you deal directly with your Landlord once you move in.

Before you decide on a property please make sure you check with us as to which type of let you are entering into.

Please be aware that if your property is a LET ONLY property we will not be able to assist you with any maintenance issues, you need to contact your landlord directly.
